Our business model
We combine investment discipline, technical expertise and long-term partnerships to unlock capacity in the world’s most constrained markets, delivering sustainable digital infrastructure that creates lasting value for customers, investors, and communities.

More than Megawatts: A Business Model Built for Lasting Value
In the race to a digital future, data centres have become the critical infrastructure of modern economies, powering everything from financial services to healthcare. Yet as demand accelerates, building this infrastructure has never been more complex. Land, power and planning are increasingly constrained in the very places where capacity is needed most.
Delivering it takes more than capital. It demands creativity, resilience and the ability to navigate complexity. Pure DC is built for this challenge, with a business model designed to thrive in supply-constrained environments.
Succeeding in the hardest markets
What sets Pure DC apart is not just where we build, but how. Our model combines investment discipline with deep technical and operational expertise. While many focus solely on finance or engineering, we bridge both – a dual capability that allows us to move with speed and certainty in markets others have been unable to unlock.
Our approach is to engage early and holistically. Every project begins with the same principles: maximise value, manage risk, balance stakeholder needs. Yet each site brings its own hurdles, from limited grid access to complex planning and community concerns. We treat every development as a constellation of moving parts, and our flexible, creative approach ensures we adapt to every scenario.
At Brent Cross, London, we unlocked the extension to our existing site through design ingenuity and community-first measures, including one of the world’s largest living walls and extensive biodiversity initiatives. The £1 billion investment is now generating thousands of job-years and £215 million in local GVA during construction. Once operational, it is expected to deliver £83 million annually to the UK economy – a powerful example of how overcoming constraints can create scalable value.
Because we design, build and operate our facilities, we remain accountable long after the ribbon cutting. We think long-term about supply chains, sustainability, community engagement and operational excellence. By taking a 30-year view on every site, we ensure each becomes a lasting asset – for our customers, for the communities that host them, and our investors that fund them.

Go together, go far
Whether securing clean energy, designing campuses or creating jobs, our business model is rooted in partnership. From joint ventures with developers, to collaboration with capital partners and hyperscale customers, our philosophy is simple: unlocking value for Pure DC means we have to ensure the same for our partners and stakeholders.
In Park Royal, London, our joint venture with SEGRO marries their landholding and planning expertise with our technical and operational capabilities. Together, we are unlocking a constrained London site while investing £2 million into apprenticeships, training and SME development. In Madrid, we are partnering with a renewable energy developer to secure a 53MW grid connection linked to a nearby photovoltaic (PV) plant, embedding sustainability from day one.
In an industry often marked by transactional relationships and short-term thinking, our commitment to fairness sets us apart. By aligning interests and sharing risk and reward, we ensure every project delivers lasting value for customers, investors and communities. In Dublin this meant delivering 54MW in a supply-constrained market, deploying over €1 billion into critical infrastructure, and generating over 3,000 local job-years of employment.
Expertise across the lifecycle
Pure DC was built to bring together deep expertise across every stage of the data centre lifecycle – from investment and design to construction and operations. We’re neither asset flippers nor detached developers, but specialists who solve technical challenges, mitigate risk and structure investable deals simultaneously.
Our leadership team brings decades of experience in designing, building and managing data centres. It spans architects, engineers and planners, alongside senior executives who have led global portfolios at firms such as CBRE and Goldman Sachs. Just as every site is unique, we tailor each opportunity with the right blend of in-house talent, strategic partners and trusted advisors.
That depth of expertise is why Abu Dhabi’s Yas Island campus and our Jakarta facility both came online smoothly, embedding sustainability features such as Hydrotreated Vegetable Oil (HVO) backup power generation and modular cooling systems. For us, solving technical complexity and delivering long-term value go hand in hand.
Built for the future
As demand for AI and cloud computing accelerates, scale will become ever more critical and markets more constrained. The next generation of data centres won’t just provide capacity; they will shape how economies innovate, grow and decarbonise.
With a business model that thrives in complex, large scale opportunities, Pure DC is uniquely positioned to lead this transition. By unlocking capacity where it’s hardest to build, we are not just powering digital infrastructure – we are fuelling national growth, advancing sustainability and delivering lasting value for the communities we serve worldwide.
Pure thinking
We think deeply about the issues facing digital infrastructure, the communities in which we operate and the challenges facing the environment.
