A joint venture in North-West London to deliver over 56MW
Park Royal is a joint venture between Pure DC and SEGRO, the UK’s largest FTSE real estate company, to deliver a next-generation, liquid-cooled data centre on a 10-acre super-prime site in West London. The project secures 70MVA of dedicated power via a new substation, sourced primarily from renewables, ensuring reliable and low-carbon operations.
The campus will be powered via a dedicated substation capable of supporting a 72 MW data centre.
Designed for long-term resilience and AI-ready workloads, the 24,000 m² facility will rise up to 30 m and incorporate a modular, sustainable design. Green drainage systems will mitigate flood risk and support local wildlife, while rainwater harvesting will be reused for planting and green spaces. Construction will use modern methods and low-carbon materials, including recycled components from the existing warehouse.
Construction is scheduled to begin in 2026, with operations targeted for 2029. The project is set to reinforce Park Royal’s role as one of London’s most important industrial and digital hubs.

Community
We are investing more than £2 million in community programmes to create lasting opportunities for local people. In partnership with schools, colleges, charities and the Old Oak and Park Royal Development Corporation (OPDC), we will deliver training and apprenticeships that open pathways into careers in construction, technology and the data centre sector.
We are also committed to supporting local businesses by opening up opportunities across our supply chain. Waste heat from the facility is designed to be reused by the local district heating network, providing low-carbon heating for new homes, hospitals and other community buildings.
The design creates green spaces for staff to relax and will achieve over 30% increase in biodiversity. Most existing trees will be retained, new trees will be planted and new areas of habitat created.
